房屋租赁合同的终止，是指合同当事双方的权利、义务依一定的法律事实归于消灭。房屋租赁合同终止的条件有以下几点：
1、租赁合同到期。
2、房屋拆除改建。
3、房屋毁损。
4、房屋闲置。承租人无正当理由闲置公房6个月以上的，出租人有权终止合同。

房屋租赁合同违约金的确定
(1)违约金由双方协商确定，没有数额的限制，一般是根据双方预测的因一方违约可能带来的损失大小来确定的。
(2)发生一方违约后、守约方要求违约方承担违约责任时，如果约定的违约金“低于”实际发生的损失，守约方可以起诉到法院请求增加违约金;如果约定的违约金“过分”高于实际损失，违约方可以起诉到法院请求减少违约金。
如何确定违约金

2. 房屋设施如因质量原因、自然损耗、不可抗力或意外事件而受到损坏，甲方有修缮并承担相关费用的责任。如甲方未在两周内修复该损坏物，以致乙方无法正常使用房屋设施，乙方有权终止该合约，并要求退还押金。
3. 甲方应确保出租的房屋享有出租的权利，如租赁期内该房屋发生所有权全部或部分转移、设定他项物权或其他影响乙方权益的事件，甲方应保证所有权人、他项权利人或其他影响乙方权益的第三者能继续遵守本合同所有条款，反之如乙方权益因此遭受损害，甲方应负赔偿责任。

七、乙方义务

2. 乙方经甲方同意，可在房屋内添置设备。租赁期满后，乙方将添置的设备搬走，并保证不影响房屋的完好及正常使用。
3. 未经甲方同意，乙方不得将承租的房屋转租或分租，并爱护使用该房屋如因乙方过失或过错致使房屋及设施受损，乙方应承担赔偿责任。
4. 乙方应按本合同规定合法使用该房屋，不得擅自改变使用性质。乙方不得在该房屋内存放危险物品。否则，如该房屋及附属设施因此受损，乙方应承担全部责任。
5. 乙方应承担租赁期内的水、电、煤气、电话费、收视费、一切因实际使用而产生的费用，并按单如期缴纳。
八、合同终止及解除的规定
1. 乙方在租赁期满后如需续租，应提前一个月通知甲方，由双方另行协商续租事宜。在同等条件下乙方享有优先续租权。

房屋租赁合同需要备案吗?绝大多不知道此事，依据《石家庄市城市房屋租赁管理办法》、《商品房屋租赁管理办法》的规定，如果在出租房屋后未就租赁合同去房产行政主管部门办理备案，房产行政主管部门对逾期不办理备案手续的出租人处以罚款，上述办法提到的租赁合同不仅包括经营性用房租赁也包括住宅用房租赁。
《石家庄市城市房屋租赁管理办法》第十七条房屋租赁双方当事人应在租赁合同签订或变更之日起三十日内，持下列资料到房产行政主管部门申请办理房屋租赁合同登记备案手续：
